Scope/Purpose of the Position:

Assist designated Mortgage Loan Originator(s) in packaging loans files for submission to processing.


Essential Functions:

  • Represents the company in a professional and enthusiastic manner: by providing an exceptional level of customer service, supporting the mission statement and adhering to our core values in all functions of their job responsibilities along with interaction with internal and external customers
  • Understands the Operations policies and procedures
  • Working knowledge of FNMA DU and FHLMC LP applications
  • Maintains knowledge of product manuals and all company programs and their requirements
  • Remains current on Laws/Regs: Responsible for staying up-to-date on federal, state, and local laws and regulations; FNMA; FHLMC; FHA; and VA as they pertain to the mortgage lending industry
  • Reports to work on a daily and timely basis

Primary Responsibilities:

  • Borrower Eligibility Review:  Review and analyze requested income and asset documentation to determine prospects ability to repay.   Review all additional documentation needed to determine prospect also meets product guidelines prior to issuance of a pre-qualification letter
  • Coordinate Loan Package Standards:  Ensure each file meets file quality and completion standards set forth by Regional Guidelines prior to submitting for client disclosures to be disbursed.  Submit file to Disclosure team within 24 hours from complete loan package
  • Documentation Retrieval:  Performs necessary follow-up with the borrower and/or the loan referral source (realtor, builder, etc.) to ensure the timely receipt of any missing documentation needed to meet file submission standards.  Review and complete upload of all documentation and re-run DU/LP to ensure borrower qualifies, as needed
  • Facilitates Communications – Managing Expectations and File Timelines: Maintain continued communication with the borrower and the loan referral source regarding any change of loan status as it pertains to documentation needs in cooperation with the assigned loan processor, milestone touch-points (Processing, Underwriting, Approval, Clear to close), and milestone to ECD (Estimated Closing Date) in the effort to properly manage expectations in meeting loan commitment and closing dates
  • Loan Officer - Communication and pipeline review:  Act as a liaison between the Loan officer and Processor for all matters related to each file
  • Rate Lock: Coordinator will facilitate the locking of the loan on behalf of the MLO through Loan Decisions (Coordinator does not quote rates, price or have any communication with borrower regarding same)

  • Excellent oral and written communication skills
  • High level of interpersonal skills to work effectively with others
  • Excellent organizational and time management skills
  • Basic computer skills including the ability to function in a Windows Environment utilizing Outlook, Excel, Word and MS Project
  • Ability to hear and understand customer inquiries and oral instructions from supervisors
  • Ability to work overtime as/if required
  • Ability to work in a fast paced, high volume environment
