Scope/Purpose of the Position 

This position is responsible for examining, evaluating and underwriting mortgage loss mitigation applications for both portfolio and Investor loans. This position comes with the authority to approve or deny investor workouts and modification applicants based upon Investor/Insurer guidelines. Responsible for informing applicant of denial or acceptance; having the ability to recommend and approve alternative program; review and approve workout and modification documents and coordinate missing or additional documentation requests with SPOC.  


 Key Responsibilities and Essential Functions 

  • Review and input borrower financial data into LoanServ.
  • Review “complete” package to determine if additional documents are required.
  • Input data into appropriate Investor or Insurer application(s) as necessary.
  • Submit request to Insurer or Investor as necessary for approval or denial of a loss mitigation option.
  • Order credit reports, title reports, NPV, broker price opinions or appraisals.
  • Review pipeline and exception reports daily
  • Fully underwrite and have decision made within 30 days of receipt of a loss mitigation package.
  • Process data thru appropriate Investor or Insurer application(s) for determination.
  • Document servicing system accordingly.
  • Prepare all approval and denial letters by selecting appropriate letter within LoanServ and completing necessary data.
  • Prepare all documentation for scanning by compiling the documents used to complete the underwriting review. Provide to default clerk for scanning.
  • Respond to inquiries from Audit, Compliance, Investor, Insurers and QC.
  • Notify desinated SPOC if documentation is missing or additional documention is required.

Key Performance Indications

  • Maintain a 100% compliance rate by providing a decision on all loans within 30 days of receipt of a complete package.
  • Review ten packages for completeness daily.
  • Underwriter four loans per day, minimum.

Work Experience and Knowledge, Skills and Abilities

  • Working knowledge of FNMA, FHLMC, FHA and VA loss mitigation guidelines.
  • Knowledge of State and Federal lending regulations.
  • Experience with, SMDU, HSSN, FHA Connection, LINC and VALERI.
  • Excellent analytic skills, attention to detail, and ability to work within time constraints.
  • Excellent level of interpersonal skills to work effectively with others.
  • Excellent level of oral and written communication skills.  Ability to communicate across a variety of audiences.
  • Excellent level of computer skills and the ability to function in a windows environment utilizing Outlook, Word and Excel.
  • Professional and effective interpersonal skills. Solid decision making skills with display of professionalism in maintaining confidentiality.
  • Ability to analyze title reports, credit reports, residential appraisals or broker price opinions, financial statements and tax returns.
  • Ability to effectively operate and navigate the default component of servicing system(s)
  • Ability to compile ad hoc reports as are required
  • Ability to rapidly acquire detailed knowledge of departmental policies, practices and procedures.
  • Strong time management and organization skills, fast learner, self-motivated, and comfortable taking initiative and handling serval priorities simultaneously.
  • Committed to taking responsibility and ownership for agreed actions and delivery.
  • Reports to work on a daily and timely basis.

Minimum Qualifications 

  • Bachelor’s Degree or equivalent training and/or work experience in a related role.
  • One to two years loss mitigation underwriting experience.
  • One year mortgage loan servicing experience.
  • Minimum of one year experience using LoanServ.
