Responsibilities

Scope/Purpose of the Position

 

Responsible for promptly selling closed loan files within predetermined time frame. Address, resolve, and forward loan deficiencies by or before lock expiration date. Fulfil requests from investors for explanation, additional or final documentation to cure loan deficiencies. Meet reporting and suspense deadlines by monitoring pipeline. Diligent record keeping of deficiencies patterns or trends

 

Key Responsibilities and Essential Functions

  • Administrate Assigned Investor Accounts
  • Clear to meet tight investor deadlines.
  • Ensure loan conditions are cleared within investor & company designated time frames
  • Determine validity of suspense conditions by reviewing closed loan file.
  • Attention to detail during review of closed loan file for leads. Find resolution or explanation to issue with data found in file.
  • Contact vendor and outside sources as needed to obtain a concrete solution or explanation. Request and obtain hard copy documentation, which can appropriately resolve suspense issues.
  • Obtain, forward and confirm receipt of conditions to each investor as specified.
  • Assign error to each department as specified by means of outlined Error Codes in Post-Closing system.
  • Update each loan data/ comment log prior to sale every 3 business days from date shipped to investor.
  • Diligent record keeping of investor progress/ turn time for review and purchase of all loans in pipeline.
  • Review loans with manager to ensure all issues are addressed properly and on time.
  • Monitor and request lock extensions as needed on suspended loans.
  • Print and review designated reports
  • Forward trailing documents to imaging
  • Act as Liaison
  • Communicate and maintain working company relationships to protect the line of credit. Promptly respond and fill request of Investors and Banks, the entity that purchases company loans daily
  • Maintain professional work standards with Operations, Compliance and Capital Markets in successfully addressing each and every deficiency
  • Interface with Vendors
  • Escrow: Obtain copies or corrections of HUD, escrow agreement, escrow holdback data, miscellaneous documents that may have not been returned from escrow when loan documents were signed
  • Real Estate Agent: Obtain copies or corrections to purchase contract and addendums, upfront disclosures from realtor
  • Title Officer: Obtain prelim/ final title report, property tax status, recorded documents
  • Appraisers: Obtain copies or corrections of property appraisals, addendums, completion certificates
  • Other outside sources
